Property Manager (Block Management)

Up to £26,000 per annum

Chilwell area

Our client is seeking an experienced Property Manager to deal with the day to day management of blocks of apartments, mixed residential and commercial buildings, both new and old build whilst providing first class service to our clients and customer base.

The candidate will be based in the office at least 2-3 days per week. They will cover the following areas: Leicester, Nottinghamshire, Lincolnshire, Yorkshire.

Key Responsibilities:

  • Site visits / property inspections
  • Customer liaison, building relationships and dealing with stakeholders
  • Ensure repairs are carried out in a timely manner
  • Preparing contract tendering documentation / reviewing tenders
  • Prepare annual service charge budgets
  • Review arrears on a weekly basis
  • Residents’ meetings
  • Identify developments which may be an opportunity for new business

Skills / Experience / Attributes
The ideal candidate should demonstrate the following qualities:

  • IRPM qualification
  • A solid background in Commercial / Block Management Property Management experience
  • Experience of setting Service Charge Budgets and reviewing financial data

Our client is seeking someone to manage an allocated portfolio of rental properties, providing efficient and accurate administrative support to the management team, clients, tenants, suppliers and any other approved partner and day to day management of landlord and tenant property needs.

Key Responsibilities:

Senior Property Manager (Lettings)

£20,000 - £22,000 per annum

Hours: Monday - Friday (9am - 5.30pm) with peak weekends over the summer

  • Responsible for approx. 70 properties (300 bedrooms) including 2 PBSA’s.
  • Carry out thorough quarterly inspections

Our client is seeking an organised and enthusiastic individual to join the team of a busy Lettings agency.

Key Responsibilities:

  • Maintaining property records and information
  • Conduct check in inventories ready for new tenants
  • Carry out check in & out inspections, preparing the relevant documentation and reports
  • Ensure all paperwork is completed on time
  • Liaise with contractors and landlords to get work authorised and completed
  • Arrange maintenance deductions on the system in line with agreed costs with landlords
  • Regular routine property visits
